Are
you staffed to evaluate land, prepare realistic site plans, and generate
reasonable cost estimates for development? Will the sellers old site plan
be justification for proceeding with the purchase of the property? Will
you rely on the seller to provide you with current ordinances and documentation
- local woodland and wetland maps, USGS topos, soil surveys, FIMA maps,
engineering standards, site plan submission requirements, community impact
statement provisions, zoning area and bulk regulations, open space ordinances,
etc.? Can the sites amenities be reasonably preserved to augment marketing?
Do municipal officials appreciate the effort invested in such a site layout?
(Will they reciprocate the effort in interpreting ordinances reasonably
and expediting approvals?) What is the true cost of each structure or each
foot of pipe, etc., given associated design, review, staking, and inspection
fees?
